1. The Tenant shall strictly observe, and shall cause strict observance by members of the Tenant's immediate family and guests all rules and regulations included here and any other rules made from time to time by the Owner with respect to the laundry rooms, storage areas, recreational areas and equipment and general maintenance of the project.

2. The Tenant shall not interfere in any manner with any heating, lighting, or plumbing apparatus, equipment or fixtures in or about the unit nor in or about the buildings. No yard maintenance, painting or repair work of any nature shall be done by the Tenant without the express permission of the Owner. The Tenant should notify the manager immediately, in writing, of any malfunctioning equipment requiring repairs or other maintenance needed.

3. All garbage and refuse shall be placed in trash bags, and tied. All trash bags should be placed in the container or enclosure provided. Trash should be taken to the dumpster often to prevent insect infestation and foul odors.

4. The sidewalks, entries, passages, halls and stairways shall not be obstructed or used for any other purpose than entrance and exit to and from the unit/apartment. Tricycles should be ridden on perimeter walks only, not on walks in inner courtyard area.

5. Bicycles, motorized cycles, skateboards and in-line skates are not allowed on the sidewalks or in the yard areas. All vehicles of this nature should be stored in the bike racks or parking lots.

6. The water should not be left running for any unreasonable or unnecessary period of time. Washing of vehicles is forbidden at any time.

7. Tenants are responsible for the conduct of visitors and any damages caused by the visitors.

8. All local, state, and federal laws must be observed. Behavior which endangers the life, safety, morals or welfare of other Tenants and disturbing the peace of other Tenants with loud parties or loud music is prohibited.

9. The creation of a fire hazard through hoarding of papers, rags or other materials is prohibited.

10. The drives and parking spaces are provided for the parking of operable cars belonging to the Tenants only. These parking areas are not provided for the storage, repair or washing of automobiles, boats, trailers, or other similar vehicles. At the request of the Owner, Tenants shall promptly furnish the Owner with the make, model, body style, State license numbers and insurance of the Tenant's automobiles. Speeding and excessive motor noises will not be permitted on any part of this property. Vehicles should be parked in the designated parking areas only. At no time should a vehicle be driven on the lawn. Illegally parked vehicles or inoperable vehicles will be towed by Management at the Tenant's expense.

11. Please do not encourage stray animals to stay on the premises by feeding or housing them. Visitor's pets must remain in their vehicles at all times.

12. Periodic pre-announced inspections will be conducted by Management to insure compliance with the Rental Agreement and the Rules and Regulations. Extermination services will be provided by the Management as it is required and Tenant cooperation with this maintenance project will be expected from all.

13. Tenant shall not put their names on doors or in any passageway of the building, except in the mailbox provided for such purpose. Names placed on mailboxes must be typed and neat in appearance.

14. Any damage resulting to the unit/apartment or fixtures therein due to misuse of any nature or character whatever shall be promptly repaired by the Management and paid for by the Tenant. Any damage should be reported immediately, in writing, to the Management.

15. No tacks, screws, hooks, or nails shall be placed into doors or woodwork of the premises. Hanging of pictures on the walls is allowed. However, there will be a small charge for filling nail holes when the Tenant vacates the unit.

16. Mini-blinds are furnished with the unit. The Tenant may furnish draperies at his/her own expense as long as the draperies have a white surface to the outside of the window. The Tenant shall remove the draperies when the Tenant vacates the unit. The mini-blinds should be stored and in good condition to be re-hung once the Tenant vacates the unit.

17. Laundry work shall be done only in the laundry area provided for such purposes. Tenants may use the automatic washing machines and clothes dryers provided by paying the service fee into the meter on the machines. Laundry lines strung outside or within the units are prohibited. Clothes should he removed promptly from the machines when the cycle is complete. Failure to remove items from the machine would allow the next Tenant desiring to use the machine the right to remove the items from the machine and deposit them at another location in the laundry room.

18. No additional locks shall be placed upon any door of the leased premises or any buildings thereof without written consent of the Owner and in the event additional locks are so placed upon any door of the premises or building, the lock shall be left in place when the leased premises are returned to the Owner and keys delivered to the Owner. In the event of a tenant locking him/herself out of their unit, a fee of $25.00 will be charged by the Manager to unlock the door. If the Manager is unavailable, the Tenant shall hire a locksmith and be responsible for all charges to unlock their door.

19. All children should play in the area provided for them by the Owner. Children should play in their own yards when no playgrounds are provided. Balls and other objects must not be thrown against or towards any building. Children under four years of age should be supervised by an adult when playing outside the unit.

20. All cases of contagious diseases and accidents within the project should be reported immediately to the Manager.

21. Tenants may plant flowers, rose bushes, etc. in front of their units near their porch if space allows. This area must be kept free of grass and weeds or the area will be mowed by the Management. No flower or bush shall be dug up when the Tenant vacates the unit. Planting of trees is prohibited.

22. Waterbeds are allowed in the units only when proof of insurance has been filed with the project manager. Failure to comply with this regulation may result in the Tenant being assessed damage charges caused by any waterbed malfunction.

23. In accordance with State and Federal regulations No Smoking will be permitted in public areas. This includes, but is not limited to: laundry rooms public rest rooms elevators, hallways, doorways, manager's office and atrium/community areas.

24. Garage door shall remain closed except when entering and exiting.**

25. Trash containers are to be stored in garage except on pick-up day.

26. Proof of automobile insurance is required for all certifications and re-certifications.

27. These Rules may be changed or additional rules imposed by the Owner at any time and the Tenant agrees to abide by the same as long as appropriate notice is served the Tenant. I have read these rules and regulations and agree to abide by them. I realize that they are included as a legal part of my lease.

28. Storm Doors. Any installation of a storm door on the premises is permanent and becomes the Owner's property when installed. The storm door will be of a brand and style selected by the Owner and installed by a company or person selected by the Owner. The Resident will pay in advance for the storm door and the installation.

29. Garage Door Openers. Any installation of a garage door opener on the premises is non-permanent and shall be removed at the Resident's expense, when the Resident moves. Any garage door opener remaining on the property after the Resident moves becomes the property of the Owner. The Resident will select the garage door opener. The garage door opener will be 1/2 horsepower only. We require installation of the garage door opener be provided by the Owner for a fee or a qualified professional approved by our Agent.**

30. Satellite Dishes can be installed o the property. The dish will not measure over 24 inches in diameter and will not require any type of underground wiring or drilling and mounting into any part of the structure. If a dish can be installed with these restrictions, such as mounted on a pole no more than six (6) feet in length, the placement of the dish is at the Owner's discretion as long as the dish does not create a safety hazard or deteriorate the appeal of the property.

31. Antennas. No antennas of any type will be installed on the property.

32. Storage Sheds, Fences, Clotheslines, Dog Runs/Animal Pens or Chains. Will not be constructed or installed.

33. Playground Equipment. Fixed playground such as swing sets, sandboxes and pool will not be constructed on installed. Plastic moveable equipment may be used but must be stored inside.

34. A single violation of any of these rules and regulations shall be deemed a serious violation and material non-compliance with the lease. This violation of the above provisions shall be good cause for termination for tenancy. The Resident also understands that material violation constitutes action by the Owner to recover any damage to the property by withholding the security deposit or judicial action.
